To obtain planning approval for the design of a rear extension to a property in the proximity of a shared drainage run
The challenge for this particular project was to create a rear extension in the proximity of a shared drainage run to the rear of the property to avoid a ‘build-over’ license needing to be obtained. Room within an existing hipped roof form was also limited meaning that the first floor extended footprint would need to be larger than at ground.
The client required extended open plan living/dining/kitchen on the ground floor with remodelled utility and cloak rooms, and a master bedroom at first floor with dressing and ensuite.
Cannon Clarke Architects design response was to bridge the drainage run and create a pergola and terrace to allow a larger volume at first floor for the bedroom suite.
The ground floor expanse of glazing focused views out to the garden and the manifestation of the first-floor accommodation created an opportunity for a balcony and side dormer to light the ensuite bathroom.
Planning approval was obtained, and a detailed cost-plan was coordinated to allow the client to move forward with the development.
