Maximising brownfield land use contributes greatly in avoiding erosion of the countryside. So we work creatively to maximise the development potential on such sites whilst creating high-quality architecture and positive placemaking.
Cannon Clarke Architects have recently submitted a planning application for the redevelopment of Holt’s former police station in North Norfolk. The proposal allows for the demolition of the former police station, and furthermore, will aim to deliver a high quality development of 14 residential dwellings and make more effective use of a brownfield site. The site was previously consented for 8 units.
Cannon Clarke Architects has been working proactively alongside a high-quality developer with a reputation for delivering exceptional homes throughout Norfolk. The development has been carefully designed to use the available space efficiently. Each home also features well-considered internal layouts, with a design that provides practicality and quality of living.
An important aspect of the project has been to create a sense of place that respects the character of Holt. Therefore our design includes both traditional and contemporary building materials and design choices, selected to compliment the local vernacular. Dutch gable ends also form a distinctive part of the design, providing a main focal point of the project. Additionally, other materials include cobbled flint, render, brickwork, pantiles, brick setts and lead-effect modern materials which provide a durable, low-maintenance alternative to traditional materials.
The scheme’s proximity to the town centre encourages a sustainable lifestyle since residents will benefit from access by foot to Holt town centre and local amenities, in addition to offering direct public transport links to nearby towns and cities, including Norwich.
Overall, the design offers a housing solution that supports the growth of Holt in a way that connects to its architectural roots and community needs.
