This residential extension and refurbishment was commissioned by the client in response to an initial enquiry that asked the question of what could be done to improve the garden outlook of their 1990’s property.

The property is typical of a volume house-builder estate development, but rather oddly had handed the plan so that the living room’s aspect was facing the tightest portion of the triangular plot.

Initial ideas to open up the cellular kitchen, dining and living spaces were supplemented by a proposed triangular extension which enabled the new designated living room to face 90 degrees out to the greater expanse of garden. The existing living room thus becomes the dining room and the tight existing kitchen doubled in size.

Proposals for a rich palette of materials to be used internally of: – terrazzo, hardwood flooring and a battened timber feature wall were integrated into the design.

Externally the extension has only 1 visible elevation that is formed predominantly in glass with a structural framed brise-soleil canopy to afford shading over an extended patio area.

Planning Permission and Building Regulation approvals were sought and achieved and the project is progressing on site.
