Located on Curtis Road, Norwich, the Curtis House residential development project involves the demolition of a redundant commercial building. Followed by the construction of seven new homes, each designed with modern living in mind. Additionally, the design respects the character of the surrounding area.

Site Context:

Curtis House is located about 3.2 kilometres northwest of Norwich city centre, where residential and light industrial zones meet. The site previously operated as a retail outlet for beds but has sat vacant for several years. As a result, the property is now undergoing redevelopment into a residential space, bringing new life to the area. The existing 1970s building has fallen into disrepair, which makes it an ideal candidate for transformation.

Design Approach:

The proposed development includes seven dwellings. The design offers a mix of two and three bedroom units, tailored to the site’s unique characteristics. The design has evolved based on feedback from planning authorities, leading to significant adjustments. These changes enhance the site layout and improve integration with the surrounding residential area.

Each home maximises natural light, with private gardens positioned to receive direct sunlight. The design combines traditional and contemporary architectural elements to harmonize with the existing street scene. Additionally, providing modern and comfortable living spaces.

Responsive Design: The layout has been carefully adjusted to respond to site constraints and planning feedback. Additionally, semi-detached houses were created to enhance the streetscape.

Sustainability: The design integrates soft landscaping and anticipates future sustainability needs by including provisions for cycle storage and efficient refuse management.

Architectural Integrity: The proposed homes maintain the scale and character of the surrounding area, drawing design cues from neighbouring properties to create a cohesive aesthetic.
