At Cannon Clarke Architects, we believe in pushing boundaries to create better developments—both for the community and for our clients. When we were commissioned to reinvent an uninspiring, non-sustainable outline planning scheme for 6 traditional ribbon dwellings in Fakenham, Norfolk, we saw an opportunity to transform the space into something special.

Rather than simply accept what was on the table, we assessed the site from first principles, looking beyond the initial limitations to find opportunities for sustainability, environmental gains, and better investment. Our approach focuses on high-quality architecture and place-making, where good design isn’t just aesthetic—it’s the economic driver. We know that investing in good design results in an increased return on investment, and a well-considered architectural solution is far more saleable.

Through careful analysis, we were able to challenge the planning department’s initial assessment, which suggested that the site could accommodate only 6 homes. We were not satisfied with this and we dug deeper to unlock its full potential. As a result, we’ve increased the number of dwellings to 7 distinctive, high-quality homes—creating not only a more valuable development but also a place that fosters community, sustainability, and long-term appeal.

Our vision for Water Moor Lane includes a thoughtfully designed barn-complex layout that embraces shared landscapes, creating a strong sense of place. The homes are positioned to take advantage of solar orientation, enhancing thermal efficiency while providing ample private outdoor space for each property. This is about more than just building houses—it’s about creating a sustainable, vibrant community that will stand the test of time.

However, like many developments across Norfolk, this project has faced an unexpected obstacle: nutrient neutrality regulations. Designed to protect local watercourses from excess nitrogen and phosphorus, these regulations have placed a temporary hold on planning approval, including our Water Moor Lane project. While these regulations present challenges, we remain committed to working through them, ensuring that our projects meet the highest environmental standards while still delivering value for our clients.

This situation has affected numerous developments in the region, highlighting the need for architects and developers to adapt to evolving environmental legislation. At Cannon Clarke Architects, we see these challenges not as setbacks, but as opportunities to innovate and find better solutions. We are confident that by continuing to collaborate with local authorities and environmental experts, projects like Water Moor Lane will progress, delivering much-needed housing while maintaining our focus on sustainability and community-building.

As we navigate these hurdles, we remain optimistic about the future. We’re excited to see how Water Moor Lane will enrich the Fakenham community once these issues are resolved.
