Our clients wanted to create a bespoke sunroom to replace an existing extension which was underutilised, aged and thermally inefficient. The space had become the lost room, an annex which was very much detached from the family home.
Cannon Clarke originally looked at an extension which was 4.3m from external ground level to the ridge and a very similar scheme to that as shown was submitted to the local planning authority as a householder planning application. Following a strong local interest including objections from The Historical Society and the Parish Council, a strategic decision was taken to vary the scheme to comply with permitted development rights.
As a result, the ridge height was lowered to 3.99m from external ground level and the chimney was kept in-situ, supported by scaffolding. With just a small compromise to the roof height, we were able to deliver a beautiful, unhindered project for our clients.
Cannon Clarke provided a full architectural service from initial concept sketches through to planning drawings. Full detailed drawings were submitted to building control for plan check approval, covering the minimum statutory requirements.
As the client had a preferred contractor, it was vital that this project was delivered to a contract sum and to the highest of standards, which is where Cannon Clarke assisted. Cannon Clarke provided a detailed set of drawings, scheduled finishes and prepared contract preliminaries. The project was successfully delivered under a RIBA Domestic Contract, and Cannon Clarke were always on call to answer any contractor or client queries.
